If you’re thinking about selling your home, keep in mind that homes with great curb appeal sell faster and get higher offers than homes with a sad front yard. These tips will get your home looking great fast.

Start with a clean slate.

Either hire a professional cleaning crew to wash the entire exterior (sidewalks, porches, windows, siding and more) or break out the power washer yourself. Clean off cobwebs, dust, mildew and dirt from your home. According to REALTORS®, simply washing a home can add $10,000-$15,000 to the sale prices in some cases.

Freshen up that paint.

If your painted siding or front door is looking a little worn, spend the time and money to put on a fresh coat of paint. The right colors make a difference too. An article published by Aimee Picchi of Moneywatch last June noted that, “Homes with doors painted shades of navy blue to dark gray or charcoal earn a premium of $1,514.”

Compare your roof to your neighbors.

If your roof is the only one around that looks pretty shabby, determine whether you would benefit simply from a professional cleaning (usually $400-$600 for a 2,000 sqft roof) or if you should replace the roof entirely. Replacing a roof isn’t always worth it, so get an opinion from your real estate agent if you’re not sure if you should go that route.

Give your yard a tune-up.

Fertilize your lawn, making sure it’s mowed regularly, and fill in any bare spots with grass seed. Spreading fresh mulch, trimming back any overgrown plants/trees, and keeping the gardens weeded also goes a long way toward curb appeal.

Add a splash of color!

This appeals to buyers (and guests) although it doesn’t technically add to the value of your home. Some potted flowers, a wreath, or a colorful seat can make a home feel extra welcoming. If you’re selling, it might even help to produce an offer more quickly as buyers fall in love with your home.

Last but not least, don’t slack on maintaining your home!

Cracked windows, bricks missing mortar, and sagging gutters look terrible, lead to further damage, and detract from the value of your home. A well-kept average home is going to draw higher and faster offers than a high-end home that has fallen into disrepair.

Maintaining your home whether it’s on the market or not prevents damage and makes it easy whenever you decide you’re ready to move on.
