Commonly seen MLS abbreviations
Here are the most common terms and abbreviations. Please ask your agent if you see something on a printout and you’re not sure what it means. We’d be glad to explain it.
#Bedrms: The first number is the actual number of bedrooms in the house; the second is the number of total possible bedrooms the home could have.
#Baths: The first number is the number of full bathrooms; the second is the number of powder rooms (just toilet and sink).
SquareFt: Number of square feet in the home (excludes basement space).
#Rooms: The total number of rooms in the house (bathrooms, powder rooms, and utility rooms are not counted).
LotSz+/-: The approximate size of the lot. The first number is the amount of frontage or how wide the lot is. The second number tells how deep the lot is.
Garage(s): The number tells how many cars could be parked in the garage.
Waterfr?: Tells if the property borders water, and if so, what type of water.
School Dist: Identifies the school district. If there is more than one elementary school, etc., the school district can tell us specifically which school children at that address would attend.
Taxes: The total amount of property and school taxes.
Status: Active, Sold, Pending (mortgage), eXpired, or Withdrawn
ML#: Multiple Listing number. There is a unique number for each listing. It is quicker for me to search on the computer using this number than the address.
Remarks: This is where the listing agent describes the home in more detail than the preset codes allow. As a result, there are often messages to other Realtors® that you do not need to worry about. We can show you any home on the MLS!
Common Flooring Abbreviations
- CERAMSM = ceramic tile
- RESILSM = linoleum or vinyl flooring
- W/WSM = wall to wall carpet
- HARDWDSM = hardwood floors
- WOODSM = wood floors
*“SM” indicates there is “some” of the material, such as ceramic tile, insulation, or copper plumbing in the home. There may actually be more than “some,” but we don’t attest to the presence of “all” insulation in the attic, for example.
