Are you thinking about putting your house on the market sometime in the near future? Here’s a tip: marketing your house matters. It’s vital to get your home the most exposure possible when selling. Check out the four major marketing channels that Crane Realty prioritizes on our listings.

Listing Photos

First and foremost, photos can make or break the success of a listing. Seeing is believing, and your photos need to make a big first impression on all potential buyers. The type of photos you have will drive up exposure and boost the number of showings. As a result, the number of offers and their competitiveness will increase.

Additionally, there is a difference between getting professional photos, and professional real estate photos. While most professional photos will look nice, working with real estate-specific photographers or programs can make all the difference when listing. They have more experience with how and what to capture in order to make your home more appealing to potential buyers.

Drone Photos & Virtual Walkthroughs

Similarly, aerial photos and 3D virtual tours are valuable tools when marketing your house. Aerial photos can help distinguish wishlist items such as privacy and proximity without having to physically visit the property. With these tools for marketing your house, you have access to an entirely new pool of buyers that may not be able to see your home in person.

At Crane Realty, we find it very helpful to use Matterport technology in order to provide fully virtual walkthroughs of our listings. This technology allows buyers to tour your home and property without ever having to leave theirs, which is especially helpful for anyone out-of-state. It gives them 3D access to each room in the house so they don’t have to purchase a plane ticket or take off work when a house comes on the market.

Website Syndication

In order for people to find your listing, it needs to be viewable on multiple websites. First off, it’s important to be on a variety of popular real estate websites such as Zillow, Trulia, and Realtor.com. It should also be on as many other websites as possible. That way, when a buyer does a google search, they are more likely to find your home.

Social media marketing is another great way to get your listing into the hands of as many buyers as possible. We like to hit all the major media channels such as Facebook, Instagram, Twitter, and LinkedIn.

Showings

Managing your showings seems both simple and self-explanatory. However, it’s important to make sure potential buyers are getting in and through your home in a timely fashion. If there is a lot of interest in your home it’s important to get as many people through the home as possible before delayed negotiations take place.

It’s also important to keep track of who is showing your home. When an offer comes in, everyone can be notified quickly. This increases your chance of receiving additional offers and higher ones, at that! Crane Realty uses technology to efficiently coordinate showings. This allows us to follow up with potential buyers after they’ve seen the property for feedback. The program also keeps records of exactly who has been in your house for security purposes. (Thankfully, the second purpose has been almost completely unused!)
